Q3 2026 Regional Index

Home prices across the DMV are no longer moving together.

Since early 2024, Northern Virginia's submarkets have pulled steadily away from the District's flat trend line, while suburban Maryland tracks in between. The index follows repeat closed sales across 40+ submarkets to show exactly where, and by how much.

Methodology

The DMV Housing Index tracks repeat closed sales recorded through Bright MLS across the District of Columbia and the Northern Virginia and suburban Maryland counties, re-based to Q1 2024 = 100. Because it follows the same homes over time rather than averaging whatever happened to sell in a given month, it isolates price change from shifts in what's selling — a persistent blind spot in median and average price figures.

Submarkets are defined by county and, where volume supports it, by ZIP code. Each reading uses a trailing three-month sales window and is revised once the following quarter's closings are recorded.
