The DMV Housing Index tracks repeat closed sales recorded through Bright MLS across the District of Columbia and the Northern Virginia and suburban Maryland counties, re-based to Q1 2024 = 100. Because it follows the same homes over time rather than averaging whatever happened to sell in a given month, it isolates price change from shifts in what's selling — a persistent blind spot in median and average price figures.
Submarkets are defined by county and, where volume supports it, by ZIP code. Each reading uses a trailing three-month sales window and is revised once the following quarter's closings are recorded.
